I can't believe that this is such a big deal. Wait, I can believe, only it really bugs me how such a minor thing is blown out of proportions. I can bet that if it weren't for Xander and Spike being involved in it, barely anyone would have commented on this. First, it's all practically guesswork. We don't know if Buffy doesn't want Spike invited or it's Xander or maybe it's Dawn. Or all of them. Or two of them. Second, if Xander doesn't want Spike invited - who cares? Is there a law or something that obliges him to be hospitable to Spike?

I'm not certain about that (it's another one of those things that never has been directly addressed on either show) but I've always gotten the feeling that, in order to invite a vampire into your home, you have to actually BELIEVE that it is your home. In other words, the landlord who owns the building can't invite a vampire into one of his renters' apartments, because the apartment, though his property, isn't his HOME. That's also why I don't think that Buffy could invite Spike in. She doesn't consider Xander and Dawn's apartment as being her home. She's just a guest, sleeping on the couch between waiting tables and staking vampires.
It's like when Fred moved into the Hyperion with Angel and the group, she had to invite Angel into her room, even though he more or less owned the building, because it was her home, not just a place where she slept.
Why isn't she allowed? In S7 when Xander had a reason to hate Spike he took him in because it was what Buffy wanted. Now that Xander had changed and grew past his Spike-hate, he wouldn't allow it? Where's the logic in that?
Don't blame Xander for something Buffy did. Buffy doesn't want Spike in. Not Xander. The only thing we saw was Buffy not letting Spike in and it's obviously because it's difficult for her. I believe she's using the "Not my place" card as an excuse. So, until we see a scene where Xander and Dawn are asked to invite Spike in and they refuse, then it's just Buffy not wanting him in. Not Xander or Dawn.
And if Spike wanted an invite why not, I don't know, knock on their door like a normal person instead of tapping on the window? Obviously, he doesn't want to see Xander and Dawn. He just wants to talk to Buffy.
We don't know if Xander still hates Spike or not. Can't say I care one way or the other, to be honest, I just don't think we can assume that Xander doesn't dislike Spike.
That said putting the blame for any and all problems in Buffy's romantic relationships on Xander, Dawn, Riley (when not speaking about Riley/Buffy), Willow, Joyce or whoever always has struck me as shipping getting in the way of seeing the obvious.

I said that that COULD be a reason for her not inviting Spike in. At this moment, we don't definitely know the reason one way or another. I was just presenting one theory.
And as for Xander "growing past" his Spike hate, I didn't see anything like that in Season 7, nor have I seen it in Season 8. I saw Xander working with Spike, much the same as they had done over the summer when Buffy was dead, but I never saw any indication of friendship, or even trust. But, again, that's just my interpretation of what I saw. They might have been planning to take a week off after the fight was finished and bonding by going spelunking together .That's definitely a sport that Spike could enjoy.

Didn't Spike lectured her about the whole mess surrounding the Angel-Twilight/Buffy sex fest, when he first came back? Is it possible a little bit of Buffy's comment about the lack of invitation was a way for her to get back at Spike for the lecture in a way to make herself feel somewhat superior to him, again?

I think that he said something about Angel's scent on her, and that he was the last man in the universe who wanted to smell it, but she seemed to understand, and even took a shower in his quarters. I don't think that there would be any resentment about that. (Speaking of which, did we ever get an explanation as to just why he had clothes there in her size?)
